MIRO is a 1.1-million-square-foot mixed-use residential development in downtown San Jose comprising two 28-story towers rising from a shared podium. The project includes 630 residential units, approximately 270,000 square feet of parking, roughly 50,000 square feet of amenity space, and ground-floor retail. Resident amenities include a fitness center, pool and spa, indoor and outdoor lounges, landscaped podium and rooftop terraces, and other shared gathering spaces. Located directly across from San Jose City Hall, the twin towers became a prominent addition to the city skyline and received a 2023 AIA Silicon Valley Merit Award for Architecture.
CMI provided design-build HVAC services for the high-rise development, including preconstruction engineering, design, BIM coordination, and prefabrication of ductwork and piping. Each tower utilizes dedicated rooftop condenser-water systems with cooling towers, heat exchangers, and pumps, along with hot-water injection systems incorporating boilers and pumps. Residential units are served by water-source heat pumps, while rooftop systems temper residential corridors and support the building’s amenity spaces. Specialized systems include mechanical ventilation for the multi-level parking garage, residential toilet and kitchen exhaust, corridor exhaust, stair pressurization, and fire-sprayed ductwork at offset floors. CFD modeling was also used to support the garage ventilation design and coordination of the project’s complex mechanical infrastructure.
