San José Mineta International Airport (SJC)

Terminal Area Improvement Program (TAIP)

The San José International Airport Terminal Area Improvement Program was a major expansion and renovation of the airport’s existing facilities, encompassing terminal construction and renovation, parking and roadway improvements, a consolidated rental car garage, baggage handling systems, concessions, and related infrastructure upgrades. The 120,000-square-foot design-build program was delivered while the airport remained operational and achieved LEED NC Silver certification.

CMI served as the specialty design-build HVAC and plumbing contractor, providing conceptual budgeting, engineering, and coordination throughout the design process. CMI’s scope included the 2,350-ton central plant, work within Terminals A and C, replacement of existing pneumatic controls with DDC systems, and mechanical and plumbing support for concessions buildout. Through close coordination with the City of San José, the general contractor, and other design partners, CMI completed its work more than $2 million under the reconciled budget while maintaining the approved cost model.

Terminal B 6-Gate Extension

The Terminal B 6-Gate Extension expanded San José International Airport with a new 47,000-square-foot addition connected to the south end of the existing terminal. The project added five gates with passenger boarding bridges and a sixth ground-loading gate position, along with a 15,000-square-foot hold room designed to accommodate approximately 550 passengers and additional concession space. The expansion was designed to integrate seamlessly with Terminal B while increasing passenger capacity and improving the overall travel experience.

CMI provided design-build HVAC and plumbing services for the new terminal extension. The mechanical scope included rooftop heat pumps serving the hold room, split systems supporting corridors, IT rooms, concession areas, and the Southwest operations breakroom, along with exhaust systems serving restrooms and robotic concession areas. The project required the installation of new systems within an active airport environment while supporting the operational and comfort requirements of the expanded terminal.
