UC Irvine’s Engineering Unit 3 is a 122,000-square-foot research and teaching facility designed to expand laboratory and instructional capacity for the university’s engineering programs. The building primarily features wet and dry laboratories serving five engineering departments, along with a 340-seat lecture hall and additional space supporting interdisciplinary research and collaboration. Completed in 2009, the design-build project achieved LEED Platinum certification.

CMI delivered the design-build HVAC installation for the facility, including advanced laboratory exhaust systems, rooftop air-handling units, chilled and hot water piping, steam systems, and DDC controls. Extensive coordination was required to integrate the building’s complex mechanical infrastructure while supporting specialized research environments and the project’s energy-efficiency goals.
