The University of the Pacific Arthur A. Dugoni School of Dentistry transformed a former Wells Fargo data center in San Francisco into a modern dental education, research, and patient-care facility. The school occupies approximately 225,000 square feet and includes laboratories, interactive classrooms, clinical examination floors, offices, and state-of-the-art dental equipment supporting research, teaching, and training. Remaining areas of the building were renovated as cold-shell space for future tenants. The adaptive-reuse project achieved LEED Gold certification.

CMI served as the design-build mechanical subcontractor through an integrated project delivery process, completing the warm-shell buildout with new mechanical systems and building controls. The HVAC scope included two large custom rooftop air-handling units, general and laboratory exhaust systems, and expansion of the existing central plant to accommodate new and existing equipment. Extensive collaboration with the project team helped integrate the new infrastructure within the existing building while maintaining constructability, schedule, and budget.
